Top Causes Of Home Water Damage And Mold

By: Rachel Yoshida

You might think that the plumbing in your home is in good working order, but you can not know this for sure unless you conduct regular inspections of anywhere water comes in and out of your house. There are probably more water sources in the home than you can recall in the home and they can all be a flooding hazard if they have problems unexpectedly.

Of course, we all know that pipes and water valves are a potential water threat when and if they develop leaks that go undiscovered. These small leaks can go unnoticed for weeks or months. They might not make too big a mess because of the water, but they could cause mold to start growing and this is just as bad as the water itself. When they are left unattended to for long enough, this is when they can suddenly rupture and cause the big water mess we all dread.

Freezing pipes is another reason that flooding can occur in or underneath the home. It is not the pipes freezing that cause the damage, but the thawing that creates it. When water freezes in pipes it expands and swells in the pipes and can cause them to spilt or come apart. When the water thaws and flows freely again, it can cause major damage if you are not there to stop it.

The most of the time, water issues like these can be easily avoided. Freezing pipes are not as likely to occur when they are insulated properly. This is easier done in the warm weather, especially underneath the house. You can have a plumber come out to do the pipe insulation or you might save some money and do it yourself. Not many people like to go under the house into the crawl space, but plumbers have to do it all the time. Just make sure you get it done one way or the other.

Inspecting pipes and valves inside the home is easy enough. When you find a leak, have it repaired right away. Do not forget appliances that use water too like the refrigerator line to the ice maker and water dispenser if it has one, the dishwasher, and hot water heaters. Look for signs of mold wherever leaking has occurred. If you find mold, it needs to be killed with chlorine bleach or some other mold killing solution. Beware of pipes that you can not see like those behind the wall of the bathtub and shower. If you do not have an access panel to these pipes, you need to find a way to have one put there. This is one of the easiest places to have undiscovered leaks and mold to begin growing. All these precautions are easily achieved and will definitely be worth the effort.
